Dear Neighbor:

We are writing to announce a community meeting to discuss the start of construction at 8777 Washington, the corner of Washington and National Boulevards.

In June the City Council adopted a Zone Change from General Commercial (CG) and East Washington Overlay (EW) to Planned Development 13 (PD-13) pursuant to CCMC section 17.240 et seq. and a Comprehensive Plan pursuant to CCMC section 17.560.020 to allow development of a 132,500 square foot commercial development, including 128,000 square feet of office space and 4,500 square feet of ground floor pedestrian-and-commuter-serving retail and food retail. The parking includes 392 spaces on the ground floor and 3 subterranean levels.

The community meeting will be hosted by Lincoln Property Company and Morley Builders/Benchmark Contractors, Inc. Representatives from the developer and construction team will present the construction management plan for the project and answer questions from the community about upcoming construction activities. Food and refreshments will be provided.

THURSDAY, APRIL 13, 2017 | 6:00 p.m. – 8:00 p.m.

Dear Neighbor:

We are writing to announce a community meeting to discuss 8777 Washington, a proposed development on the corner of Washington and National Boulevards, in the heart of the Culver City’s transit-oriented development (TOD) area.

In response to community feedback, the applicant has updated the proposed project to focus on business, creative, production and professional office uses in a commuter and pedestrian friendly design by the award-winning architecture firm Gensler that connects the project site with the nearby Metro Culver City Expo Line station.

8777 Washington encompasses 132,500 square feet of commercial space, including 128,000 square feet of office space and 4,500 square feet of ground floor pedestrian-and-commuter-serving retail.  Parking for the proposed uses will be managed and includes 392 spaces provided at the ground level and three subterranean levels. Residential apartments are no longer part of the project.

It is anticipated that a Zone Change from General Commercial (CG) and East Washington Overlay (EW) to Planned Development 13 (PD-13) pursuant to CCMC section 17.240 et seq. and a Comprehensive Plan pursuant to CCMC section 17.560.020 will be necessary.                                                   

The community meeting will be jointly hosted by the project applicant and the City of Culver City.  Representatives from the City, the applicant, project architects and planners will be on hand to present renderings, site plans and other information regarding the proposal, and to answer questions from the community.  Food and refreshments will be provided.

We look forward to continuing to work closely with residents and other local stakeholders, and to sharing more about the project and receiving your feedback.

Dozens of neighbors gather for community meeting on march 15 to hear update on 8777 washington by Molly Hogin

Our team of architects, engineers and planners engaged with nearly 50 local residents on March 15 at a community meeting on the 8777 Washington project. Community members heard from the team about the evolution to an office and retail project that incorporates feedback from neighbors who had expressed concerns regarding the residential uses that were originally proposed. The community reviewed updated site plans and renderings as well as vehicular access and sustainability plans.

The updated 8777 Washington project has been designed by the award-winning architecture firm Gensler, and will serve business, creative, production and professional office uses and offer ground level retail that is commuter and pedestrian-friendly. 

The updated design emphasizes the connection between the site and the nearby Metro Expo Line station. We appreciate the significant interest in the updated program and design, and enjoyed speaking in-depth with so many residents and property owners.
 

This was the third community meeting on the 8777 Washington project. Notices for the meeting were mailed to residents and property owners living within 1,000 feet of the perimeter of Culver City’s Transit Oriented Development (TOD) District, pictured below in purple. This perimeter is twice the distance required by the City, and included the perimeter of the entire TOD, not just the 8777 Washington site.

We at Vitruvian Culver City LLC are excited to announce the third community meeting to discuss 8777 Washington, a proposed development on the corner of Washington and National Boulevards, in the heart of the City’s transit-oriented district. 

In response to the community’s thoughtful feedback, we have updated our application to focus on business, creative, production and professional office uses with ground level retail within a commuter-and-pedestrian-friendly design by the award-winning architecture firm Gensler that emphasizes the connection between the site and the nearby Metro Expo Line station. We are confident the project complements the site’s surrounding uses and will attract high-quality employers in media, technology, and entertainment. Residential apartments are no longer part of the project.

The community meeting will take place Wednesday, March 15, from 6:00 – 8:00 p.m. in the Rotunda Room at the Veterans Memorial Complex. Our team of architects and planners will be on hand to share renderings, landscaping plans and other information regarding the proposal. Food and refreshments will be provided by Surfas Café. 

We look forward to continuing to work closely with residents and other local stakeholders through the community meeting process that started in 2015, and to advance a project that is well-positioned to generate significant investment and attract jobs to a strategically located site within a two-minute walk of the nearby Metro Expo Line station.
