8777 Washington is a proposed mixed-use development on the corner of Washington and National Boulevards, in the heart of Culver City's transit-oriented district. The project, a four-story mixed-use building with office uses and 4,500 square feet of ground-level retail, is a two-minute walk from the nearby Metro Expo Line station. We are confident the project will attract high-quality employers in media, technology, and entertainment, cementing Culver City's role as the home of innovation. Since unveiling plans for the property, we have received thoughtful feedback from the community, and have modified our project to focus exclusively on creative, business, and professional office uses with community-serving ground floor retail. There is no longer a residential component.


Award-winning architecture firm Gensler designed the project to emphasize the connection between the site and the adjacent Expo Line station, creating easy access for office tenants and commuters. The project complements the site's surrounding office, retail, and residential uses.
